Financial Reporting
Our Property Financial Services keep your finances organized and up-to-date.
CCPM can supply full bookkeeping services for the Rental Owner.
- In such a case, CCPM sets up the Owners in our system to track income and expenses as they relate to each and individual property.
- With this, we are able to provide a number of financial statements upon request.
- Year end financial reports are reviewed and then sent to the Rental Owner along with 1099 to share with their tax preparer.
Maintenance
We quickly provide necessary repair and upkeep for your property.
- Single contact point for emergencies/repair/maintenance
- Periodic maintenance recommendations for review and consideration
- Coordinate estimates for cost of repairs and projects from qualified vendors
- Preventative maintenance and periodic routine inspections at Owner’s request, and on CCPM’s initiative
Preventative Maintenance include:
- Provide routine season maintenance
- Review and evaluate security
- Evaluate property systems (where appropriate) to identify cost savings opportunities; in example: energy efficiencies, review of current vendors and negotiate possible new lower fees, etc
Maintenance Services
To be coordinated through and with the Owner as
much or as little as preferred. Rate for
maintenance time is $50 per hour plus materials
for “handy man’ type repairs.
Coordination for
For external vendors and projects requiring
additional time on site to manage and direct, a
10% fee is charged.

Marketing
Effective Marketing & Leasing services keep your properties filled and performing at their peak potential.
- At Move-Out, determine unit needs: Repaint, Carpet
- Cleaning, Repairs, and Replacements
- Make recommendation to Owner of needs and put into action
- New pictures of unit and marketing for rent

Payment Collection
We handle all bills associated with the property.
A standard collection process that ensures payments are collected in full and accurately accounted for. Standard procedure is based on the assumption that payments are due on the first of the month with a grace period through the fifth of the month or as otherwise set forth by the Owner.
- Payments can be made by check, cash, or online via the Tenant Portal in our system.
- Late-paying Tenants will first receive a late rent notice on the 6th of the month if rent is not received timely. Tenants making late or non-payments are notified of late fees as they are applied to their accounts.

Bill Payments
Our Property Financial Services keep your finances organized and up-to-date.
CCPM will coordinate the payment of all invoices related to the operation of the property. The steps that will be followed include:
- Verify validity of invoices
- Prepare checks
- Make Payments
- CCPM will maintain detailed records of the obligations of the property and report financial transactions monthly and annually
